CoAppraiser Preflight

Find what the reviewer will find—first.

CoAppraiser is a pre-delivery review engine for independent residential appraisers. It normalizes supported UAD 3.6 XML fields, cross-checks them against the rendered report, and uses a multimodal Preflight agent to review selected pages and photos for traceable inconsistencies before you hit send.

Works alongside TOTAL, ACI, ClickFORMS, and the software you already use. Tested against all 12 paired PDF/XML scenarios in Fannie Mae Appendix D-1; not official UAD validation.

A different kind of check

Your software checks the form. CoAppraiser checks the story.

You need both. Your appraisal software catches missing fields and format errors. Preflight looks across the completed package for details that do not agree or need more support.

Question 1

Is every required field complete?

Condition ratingC3

Form validation passed. The field contains a valid answer.

Question 2

Does the evidence support that answer?

Condition needs review

The grid reports C3, while the commentary and condition photo point to a possible conflict.

One checks whether the field is filled in. The other checks whether the package agrees.

Fits the way you already work

Finish the report. Run Preflight. Send it with confidence.

Export the completed package from the appraisal software you already use. CoAppraiser checks it, you review anything that needs attention, then you deliver through your normal workflow.

Nothing new to rebuild. Just one final review before the report leaves your desk.

One package. One connected review.

It reads the whole package as one story.

CoAppraiser looks at the form data, finished report, commentary, and photos together. When two parts do not line up, it shows you both sources so you can decide what needs attention before delivery.

Tested with all 12 official Fannie Mae Appendix D-1 sample packages. A repeatable benchmark—not official validation.
Your judgment. On the record.

You make the call. CoAppraiser helps you stand behind it.

Your signature is on the report. Preflight brings the conflicting evidence together, but you decide what it means, what changes, and what does not.

The final report reflects your professional judgment—and the workfile shows the review behind it.
