1. The service
CoAppraiser Preflight is an AI-assisted pre-delivery review system for residential appraisal packages. The service may inventory uploaded files, extract structured and narrative evidence, apply deterministic checks, identify potential inconsistencies, and preserve user decisions in a workfile review record.
CoAppraiser is not appraisal software, an automated valuation model, a lender, an appraisal management company, a government-sponsored enterprise, or a standards enforcement body.
2. AI-assisted technology and output limitations
Some findings are generated with artificial intelligence, including models provided by third parties such as OpenAI. AI output is probabilistic. It may be incomplete, inaccurate, inconsistent, or different when the same material is reviewed more than once.
You must independently inspect the cited source material and decide whether a finding is relevant. CoAppraiser does not determine market value, recommend a final adjustment, select or reject a comparable, provide a legal opinion, declare USPAP compliance, or guarantee acceptance by a lender, AMC, GSE, regulator, or other reviewer.
3. Professional responsibility
You remain fully responsible for the appraisal analysis, report, certification, conclusions, delivery decision, and compliance with laws, standards, client requirements, and professional obligations that apply to your work.
Findings are review prompts, not instructions. Appraiser judgment is required before changing an appraisal report or relying on any finding, evidence summary, recommended review action, or workfile record.
4. Your content and permission to process it
You retain your rights in the packages, documents, notes, and other material you upload or enter (“Your Content”). You grant CoAppraiser a limited right to host, copy, extract, transmit, and process Your Content only as reasonably necessary to operate, secure, maintain, and improve the service.
You represent that you have the authority and lawful basis to upload and process Your Content. Do not upload material you are not authorized to use. Remove unnecessary sensitive information before upload, including Social Security numbers, account credentials, payment card information, medical information, and other data that is not needed for appraisal review.
5. AI providers and data processing
To produce a review, the rendered report, selected appraisal photographs, extracted evidence, file metadata, and review instructions may be transmitted to third-party service providers, including AI model providers. Those providers process data under their own contractual terms, privacy commitments, retention controls, and legal obligations.
CoAppraiser uses access controls and private object storage for production files, but no internet service can guarantee absolute security or uninterrupted availability. You are responsible for deciding whether the service is appropriate for a particular assignment, client, or data set.
6. Retention and deletion
You can delete a review through the application. Deletion removes the review and its uploaded files from active application storage. Limited copies may remain temporarily in backups, security logs, provider systems, or records retained to satisfy legal, fraud-prevention, or operational obligations.
Download any workfile record you need before deleting a review or closing an account. You are responsible for maintaining the official workfile required by your professional obligations.
7. Accounts and acceptable use
Keep your credentials confidential and notify us promptly if you suspect unauthorized access. You are responsible for activity under your account.
You may not use the service to:
- violate law, professional obligations, privacy rights, or intellectual-property rights;
- upload confidential material without authorization;
- misrepresent AI output as an appraisal conclusion or independent certification;
- bypass security, access another user’s data, or interfere with service operation;
- reverse engineer, scrape, or use the service to build a competing model or review system; or
- share, sell, or transfer account access except as expressly permitted.
8. Billing and cancellation
If you select a paid plan, you authorize recurring charges at the price and billing interval shown at checkout, plus applicable taxes. You can cancel through the billing portal. Cancellation stops future renewal and paid access generally continues through the end of the current billing period.

9. CoAppraiser intellectual property
CoAppraiser and its licensors own the service, software, interface, prompts, workflows, branding, and related intellectual property. These Terms provide a limited, revocable, non-exclusive, non-transferable right to use the service; they do not transfer ownership of the service to you.
If you provide feedback, you permit CoAppraiser to use it without restriction or compensation, provided we do not identify you publicly without permission.
10. Availability and changes
We may update, suspend, or discontinue parts of the service to maintain security, reliability, legal compliance, or product quality. We do not promise that every file can be parsed, every inconsistency will be detected, or the service will be available without interruption.
11. Disclaimer of warranties
To the maximum extent permitted by law, the service is provided “as is” and “as available.” CoAppraiser disclaims implied warranties of merchantability, fitness for a particular purpose, non-infringement, accuracy, and uninterrupted or error-free operation.
12. Limitation of liability
To the maximum extent permitted by law, CoAppraiser will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, loss of goodwill, rejected reports, client actions, regulatory actions, or professional claims arising from use of the service.
To the maximum extent permitted by law, CoAppraiser’s total liability for all claims relating to the service will not exceed the amount you paid for the service during the 12 months before the event giving rise to the claim. Some jurisdictions do not allow certain exclusions or limitations, so portions of this section may not apply to you.
13. Indemnification
You agree to defend and indemnify CoAppraiser from third-party claims, losses, and reasonable costs arising from Your Content, your appraisal work, your violation of these Terms, or your violation of another person’s rights, to the extent permitted by law.
14. Suspension and termination
You may stop using the service at any time. We may suspend or terminate access for nonpayment, security risk, unlawful activity, material breach of these Terms, or conduct that threatens users or service operation. Provisions that by their nature should survive termination will remain in effect.
15. Changes to these Terms
We may revise these Terms as the service, law, or provider requirements change. Material updates will be posted here with a new effective date. Continued use after updated Terms take effect means you accept the revised Terms.
16. General terms
These Terms, together with any terms presented at checkout, are the entire agreement between you and CoAppraiser concerning the service. If any provision is found unenforceable, the remaining provisions will continue in effect. A failure to enforce a provision is not a waiver. You may not assign these Terms without our consent; we may assign them in connection with a reorganization, financing, merger, acquisition, or transfer of the service.
